No matter how much you read online, there are things that you would not know until someone with expertise tells you about them. The A4HB team revealed many such things to us.
Agents for Home Buyers helped us buy our first home in Broomfield. We had a list of buyer’s agents in the area and we interviewed a few before deciding on them. The A4HB team has an elaborate process in place, all the way from initial scouting and property visits, to making first offers and negotiations, through home inspections, to the closing. Everyone should use the maps they provide in their first meeting – they are invaluable and can help you learn a lot about the different neighborhoods. We also liked how they help you narrow down – use the maps to get a feel for the neighborhoods, do a rapid visit of 15-20 homes to get a feel for floor plans, and then visit your choices at length. And they will provide you the latest statistics from the market (if you are into numbers, then it’s very useful information). Having Norris during the visits will help you learn a whole lot about the anatomy of a house. Having Lindsey will help you see how living in a house would be like. One of the advantages of a team approach. They will also get you in touch with some of the most knowledgeable professionals related to the home inspection process. They provide very good advice on approaching negotiations and have an excellent grasp on how severe an inspection identified problem is or could become. Finally, they read the entire title commitment (realtors do not do that), and with help from their legal advisor, identified couple of problems. They entered into a discussion (legal discussions can be very involved) with the title company and managed to get all those issues rectified. For first time home buyers, this is new territory and no matter how much you read online, there are things that you would not know until someone with expertise tells you about them. The A4HB team revealed many such things to us – building codes, basement types, meth tests, CO detectors, lot types, sump pumps, etc. They are knowledgeable, intelligent and affable.
